The real estate market of Houston shows a remarkable improvement in the recent months. In the month of October 2012, 23 office buildings were sold in the whole market, a decrease of 48.9% over the previous month. In particular Harris market has reported a figure of 20, a decrease of 45%, when compared to October 2011. In terms of square feet, overall sales have increased by eleven times compared to October 2011. The 50-year-old office building is 70% occupied with average rents at $19.50 per square foot. The property is located between Main Street, Lamar Street and McKinney Street. The multi-tenant office property has access to Main Street. The 29-stroy office building is situated on 1.48 acres. The contiguous space available is 20,995 and the rent type is gross. According to the appraisal district records, the total assessed value is approximately $88.63 million. The major tenants at the building are Alamo Interests Ltd, Amicus Search Group LLC, Behringer Harvard City Centre Parent LLC and more. Another significant sale from the month of October is the sale of 2636 South Loop West, a 161,000 square foot Class C traditional office building located at 2636 South Loop Freeway West in the Medical Center sector, from Elbar Investments Inc. SLS - South Loop LLC, an entity of SLS Houston Properties LLC has purchased the property for an undisclosed amount. The nine-story office building is located at the North of South Loop West Freeway, South west of South Bartell Road and Northwest of Hearth Drive. The property has access South Loop West Freeway, South Bartell Road and Hearth Drive. The multi-tenant building is situated on 3.51 acres. The contiguous space available is 17,355 and the rent type of gross. According to the appraisal district records, the total assessed value is $5.9 million. The major tenants include DR. Heather Brown, Global Medical Testing inc, Odyssey Healthcare of Houston, Shorthorn Resources, Inc. Oil & Gas properties, Sodexho services ltd and White-Orugboh & Assoc PC.
